The total area of renovation was 38,331 sf. The design included removal and replacement of existing HVAC units in all the classrooms and offices and replacement of equipment in the Boiler Room. The removal of the existing units in the classrooms, which were replaced in place with new unit ventilators, required the repair and reconfiguration of the existing casework. The work also included renovations to the existing roof due to addition of new mechanical equipment and exhaust fans and for providing new penetrations for associated piping and electrical conduits. Removal of existing units included patching of the existing roofing system without compromising the existing roofing warranty.
A complete code analysis was performed to determine fire and smoke separations and adequate exiting capacity. Existing openings in these separation walls were closed off per the requirements of the details provided. The design also included salvage and replacement of existing ceiling and lighting systems based on existing conditions and the extent of the demolition.
The scope of this project was to provide, in phases, complete new air conditioning to the entire school including a new pad mounted, premium efficiency air cooled chiller. This air conditioning project also included an engineered acoustical chiller enclosure, dual temperature piping, valves pumps with variable frequency drives, automatic change over control valves.
KPN Architects is the Architect-of-Record involved in the design production of the construction and bid documents. Their scope also included providing construction administration services. They provided architectural support to the mechanical design team throughout all phases of the project. Their role also included review, verification and preparation of the existing building and roof conditions, code analysis and preparing documents for IAC review and incorporating their comments.
