Project Information

As part of a much larger revitalization effort encompassing over 81 acres of adjoining neighborhoods in Gloucester County’s Glassboro Downtown district, University Boulevard is a 26 acre, 1/3 mile long corridor linking the Rowan University Campus to the 1.5 acre Glassboro Town Square.

Unique elements of this project include a 37,000 gsf. Barnes and Noble Collegiate Superstore, a 100 Room Marriott Courtyard Hotel and Conference Center, and the mixed-use Whitney Student Center featuring restaurants, retail shops and a Distance Learning Center all anchored by a 400-Bed Honors Student Housing facility.

Completed in 2013, the project now boasts over 60 Specialty Retail Stores, 12 Casual and Specialty Restaurants and over $40,000,000 in added revenue for the town.

Project

Designed to promote smart growth living with mixed use amenities, this ambitious redevelopment project provides an important link between the Rowan University Campus and Glassboro’s historic downtown retail district. Components of the Master Plan include:

  • a Barnes and Noble Collegiate Superstore
  • student housing buildings
  • short-stay hotel
  • a tree-lined Main Street showcasing 185,000 sq. ft. of retail space
  • 40,000 sq. ft. of office space
  • 307,000 sq. ft. of residential space

Scope

Master Planner

As planners and designers, KPN Architects developed the spatial program while working  in close consultation with the Owners as well as with the various stakeholders of the project. The KPN Design Team was also responsible for the overall design criteria covering general architecture, tenant space, signage and parking while collaborating with other architects and design professionals on specialty  building designs and community amenities. KPN Architects likewise participated and assisted the Owner in Community Presentations and Board Reviews. As Master Planner, KPN Architects also attended meetings with various local and state regulatory agencies.

Role

Collaborating with other design professionals, the KPN Team created and developed the Master Plan as well as the general architecture of this mixed use commercial / residential project located adjacent to the Rowan University Campus in Glassboro, New Jersey. Covering over a million square feet of mixed-use development, the project features retail, hotel, office, graduate and undergraduate student housing, and independent living apartments for active seniors.
